Members, players eulogise outgoing Ikoyi Club’s Lady Captain

• Oyome wins Udegbe valedictory tourney
• M.I Okoro elected men’s captain

The beautiful golf course at Ikoyi Club 1938 on Tuesday witnessed a large number of golfers, who trooped out specifically to participate in a one-day tournament held in honour of the Lady Captain of the golf section, Edith Udegbe, whose tenure has come to an end.

More than 100 golfers in men and women categories, especially those that have not played the game for a while due to the pandemic, came out of their comfort zones to play in the Lady Captain Day Golf event tagged: ‘Edith Udegbe 2021’.

One of the distinguished golfers that took time to talk about the elegant lady was Oba Dr. Saheed Ademola Elegushi, the Elegushi of Ikateland, Eti-Osa, Lagos, who described Udegbe as a respectful, diligent and good-spirited human being.

“I met Lady Edith on the golf course here and we became close by playing together for some time now. I know she has a very good spirit, is respectful, diligent and has good morals. She’s not like any other lady at the club here, and I do call her a tomboy because she does everything men do. We joke a lot on the course… I can say she’s a good woman,” the royal father said.

Also commenting on the outgoing Lady Captain, the Vice-Captain of the Ikoyi Club Golf Section, Dr. Meckson Innocent Okoro, commended Udegbe for her shrewd sense of duty and consistency as she always makes sure ladies’ voice is heard and their interest catered for.

“The lady captain, Mrs. Edith Udegbe, has been a very inspiring lady golfer here, very cheerful and dutiful. She’s been very consistent with her duty as a captain and she was so innovative by bringing new ideas during her tenure. She’s always making sure that ladies’ voice is heard and their interest catered for throughout her stay as a captain.

“She is also prompt in attending all the meetings called by the golf section, so not only being punctual but a serious-minded person. I am privileged to have worked with her in some subcommittees that are called sponsorship and she was so efficient by making sure that all the revenues accrue to Ikoyi Club from billboards by sponsors are paid as at when due.

“She is a very likeable lady as you can see from the turnout for this event that is marking the end of her tenure that we used to call captain’s day. Many people came which is a manifestation of the way we take her as a very dutiful Lady Captain. I have no doubt that as a top management officer of Delta Airline, her amiable attitude must have translated to a positive bottom-line in the business of her employer”, Dr. MI Okoro noted.

In the Lady Captain tournament, Evelyn Oyome, playing handicap six, won with 75 gross over 69 nett, while L.A Onyeador with handicap 19 won the top place in the men’s category by scoring 88 gross over 69nett. They won Delta Airline travel return tickets to the United States of America or Canada as prize.

Udegbe in her remarks during the prize presentation in the evening thanked all that contributed in making her tenure a successful one, saying though the tenure was marred by the advent of the pandemic in the year 2020, which hampered most programmes.

Meanwhile, Dr. Meckson Innocent Okoro, has been elected unopposed as new captain of the club.

At the annual general meeting held on Wednesday, Okoro replaced Uwem Udoh and promised to drive the club’s development agenda with his new team.

Dr. Anthony Oboh was elected unopposed as vice-captain in a process supervised by club chairman, Abayomi Orenuga.

Okoro, in his inaugural address, said: “The Eagle has just landed after 10 years of strenuous struggle. I am honoured to be trusted with this leadership role and I believe that it is an opportunity to put together all that I have learnt along with my team for the growth of the game that we all love so much.”

The erstwhile Vice-captain of the golf section of Ikoyi Club 1938, Dr. Meckson Innocent Okoro, has been returned un-opposed as new captain at the Annual General Meeting held on Wednesday 23rd February in Lagos.

Okoro who replaced Uwem Udoh whose tenure also expired at the AGM has promised to drive the club’s development agenda with his new team.

Dr. Anthony Oboh also became the new Vice captain after returning un-opposed in a process that was supervised by the chairman of the club, Abayomi Orenuga.

Okoro, in his inaugural address, assured the section of development in the new golfing year while pledging to serve without any reservation.

Also witnessing the event was the acting Managing Director and Chief Executive Officer of Polaris Bank Ltd, Innocent Ike who also doubled as a member of the Ikoyi Club golf section.

NEWSFG Partners Pinnacle Step Construction, M.I. Okoro, To Build 2,000 housing units in Delta

Nigerians are set to enjoy succor in the housing sector as the federal government have partnered with Pinnacle Step Construction and Properties Limited and real estate giant, MI Okoro and Associates .

In a recent press statement issued by ace real estate surveyor and valuer, Meckson Okoro, the partnership will see to the building of over 2,000 housing units in Ugbolu in Asaba Delta State and comes on a Public/Private Partnership basis, as brokered by the Minister of Works and Housing, Babatunde Fashola.

 

“It is expected that Ugbolu in Asaba Delta State will witness the development of close to 2,000 housing units of various categories whose contract was consummated about six years ago between the Federal Ministry of Works and Housing selected well profiled developers and Pinnacle Step Construction and Properties Ltd is just one out of ten developers. The Ministry honoured her own part of the contract under the PPP arrangement by acquiring about 100 hectares of land; done the roads and tarred same, provided electricity poles with all the electric wires connected and other infrastructural developments, then shared the land to the 10 developers for the construction of the houses but, unfortunately, none of the developers have been able to meet up with his own part of the deal because of lack of development finance,” Okoro said.

However, the Managing Director, CEO of Pinnacle Step Construction and Properties Limited, Engineer Chizoba Udegbe, appears to set his company on the path of history when he consulted a real estate surveyor, valuer and consulting guru, Dr Meckson Innocent Okoro, who perfected a real estate development funding deal with Amaechi Ndili who is the Chairman and CEO of Property Development subsidiary, Ndili Education Science and Technology Limited (NEST) and who doubles as the Founder and Chairman of Golden Tulip West Africa, the largest hospitality industry in West Africa.

Okoro continues: “In other words, history was made yesterday, December 6, 2020 in Lagos when Dr. M.I. Okoro brokered the signing of Memorandum of Understanding (MoU) between property subsidiary, Ndili Education Science and Technology Limited, ably represented by Dr. Amaechi Ndili as sole financier and Development Partner of Nigerview Estate in Ugbolu Asaba, Delta State.  Pinnacle Step Construction and Properties Limited, the original allottee of the development site by the Federal Government of Nigeria also represented by the MD/CEO, Engr. Chizoba Udegbe while Principal Partner/CEO of M.I. Okoro and Associates signed as sole marketing agent of all houses to be developed within the Nigerview Estate, though M.I. Okoro and Associates is already partnering with Ventolite Marketing International Company Ltd and NEST Ltd to ensure faster sales of the expected houses.

 

“The main thrust of the executed MoU is that physical construction at the Ugbolu site where the Nigerview Estate is located will commence on January 21, 2021. The beauty of the funding arrangement is that our funding partner does not require bank loan of any type for the construction of these houses and therefore between January and May 2021, Deltans and other investing public will have a lot of homes to buy from our consortium in Ugbolu, Asaba. Our happiness is that our financier and Development Partner, Dr. Amaechi Ndili is not just a hospitality investment guru, he is also a major player in the oil industry and offshore operational activities including fleet of ships in the high sea that aid oil operations and lifting. Therefore, we are confident that his company will bring their enormous goodwill and financial resources to bear in the arrangement and towards ensuring that finance is never a problem again in the development of these houses. Furthermore, our financier and development partner is from Ugbolu Community in Asaba and therefore has emotional attachment for the development of Nigerview Estate which he believed would help the State Government in generating internal revenue, by way of taxation in real estate as well as provide homes for many Deltans of both home and abroad, plus a lot of employment opportunities for the Deltan youths who may like to pick up some jobs. No doubt, Asaba as a state capital will benefit a lot from the development of Nigerview Estate especially when the 2nd Niger bridge that is under construction is completed, the usual traffic jams along Onitsha-Asaba road will drastically reduce by 85%, therefore Asaba town will create home for many Deltans and other Nigerians.

“The major highlight of the MoU include but not limited to the following:

COVID-19 has taught new ways of keeping fit, says Ikoyi Club’s Okoro

Necessity is the mother of invention. That is the cliché that aptly describes the many creative ways the world have adopted in fighting the effects of the COVID-19 pandemic.

 

With all sporting activities suspended in Nigeria, sportsmen and women have devised ways of keeping fit and clear-headed in the absurd pandemic.

One of the sportsmen affected by the COVID-19 pandemic lockdown is the Vice-Captain of Ikoyi Golf Club and a renowned Lagos-based Estate Surveyor, Dr. Innocent Meckson Okoro.

The golf activist is happy that he is now able to get back to the course following the government’s decision to lift the ban on sporting activities.

Dr. Okoro, who explained that he walked 10 kilometres daily to maintain his fitness and stamina during this period, expressed joy that things would soon return to normal.

“I love and have an unquenchable appétit for golfing, which I have played for about 17 years. But when all the golf courses in Nigeria were locked because of the pandemic, what I did to maintain my fitness was to go walking.

“From my house in Lekki Phase One, I did 10 kilometres trekking on that Ikoyi Lekki Bridge daily in order to keep fit and be in-tune with the standard I have set in golf.”

He disclosed that he has regained his swing, admitting, however, that his game has gone down a bit.

“At a point, I was on 16 handicaps, but I have dropped to 19, 21, But I am now working hard to climb back to 15, 16 in the next six months,” he said.

Okoro said he contested and became the vice-captain of the Golf Section at Ikoyi Club because of his love for the sport.

 

“I contested the position of vice-captain of Ikoyi Club for several years before I succeeded on the fourth attempt. That’s how dogged and resilient I am, and by the special grace of God, I will be the captain of the Ikoyi Golf Club section come February 2021,” he enthused.

The golfer, who is the CEO of M. I. Okoro & Associates, is known for his sponsorship of competitions at the Ikoyi Club, apart from having served in various capacities at the club.

“When I turned 50, it was one of the biggest birthday kitties we have ever had in Ikoyi Club. Apart from that, I have travelled extensively playing golf around the world, including in Brazil, Las Vegas, Kingston, Spain, Germany, London and even in South Africa. So, you can see how much I have missed the game during the pandemic,” Okoro said.

He promised to be in Ibadan to participate in the Captain’s Day Golf Tournament designed to celebrate the end of tenure of Col. Ade Sunmonu as the Captain of Ibadan Golf Club.

In all considerations, whether you are buying the REAL ESTATE for private residential, or offices, business center of any type, or for investment of any type or even whether you are deciding to go and live with that your Auncle or Sisters or brothers, location is no one consideration because if you get the location right, you will be happy person throughout your life time and when you die you must rest in peace!! Can l tell you the benefits of good location?

a) When you get a good location, you are guarranteed regular rental and Capital appreciation. That is no matter how much you call on rental, people must pay for it and after many years of renting it out and you want to sell the house, you will sell at very high value. That is one of the advantages of good location.

b) If you are in good location, most of the times,your house will be occupied if it is a rented building.

c) If you are in good location, your family will be very happy and you will live a prosperious life. See, every big man or big woman like to live in good location at all cost, so if you are lucky to be in good location, there are a lot of advantages. For instance, compare the location of a house in Ikoyi, Lekki phase one and axis upto Ibeju Lekki, Victoria Island, Ikeja GRA and other premium locations . Now also consider Oshodi, Ajegunle, Ajamgbadi, Orile to mention but a few bad locations. Do you think that Dangote, Jimmy Ovia, Tony Elumelu, Senator Ahmed Bola Tinubu or even High Chief Elkanah Mowarin will ever go to live in Oshodi, Orile, Ajegunle, Ajamgbadi, satelitetowm. The asnwer is Capital No. See where they live, Ikoyi, Victoria Island, Lekki, Ikeja GRA and other premium locations. If you are blessed to live in any of this beautiful locations, your and family will mingle with the rich and everything will be well for them.

d) In every good location, government take good care of such areas by creating good road, pipe borne water, etc. This is not the case with other bad locations areas.

2) Acquisition Cost

Another important CRITICAL FACTORS TO CONSIDER WHEN DECIDING TO BUY REAL ESTATE FOR PRIVATE RESIDENCE OR INVESTMENT IN NIGERIA is cost of acquisition . The cost of buying land or HOUSE in a good location is always very expensive compared with the cost of buying houses in bad locations. Whatever is the case, when buying houses, please always go for the best location no matter the cost of buying such houses. If you do not have enough money now,try to grow that money and eventually go for the good location because nothing good in this world comes easy.

3) CHARACTER OF THE NEIGHBORHOOD

Any time fortune smiles at you and you want to buy or rent a house please go for good location and in doing so,you must research for the character of the NEIGHBOURHOOD . How does the place look like. If it is where they build Bacha as a house and nobody cares, you will see it and it is a signál that all is not well, if the area is not well planned, please run for your dear life. Check also if it is a hideout for criminals, then never you go there because one day,you must be a victim.

4) ZONING AREA.

When deciding on real estate investment or personal use,please demand to know the original zoning of the area. For instance, government has zone every area in Lagos or in a City you live. It could be zoned for residential, commercial, recreational, Shools, Churches, Industrial, etc. If you go and buy land or HOUSE zoned for commercial or industrial for residential purpose, you will lose that money . That is bad investment. Always consult Estate Surveyors & Valuers to help you out.

5) CERTIFICATE OF OCCUPANCY

NEVER you buy any land without Č of O . Make sure you consult a profesionál Estate Surveyors & Valuers to help you out whatever you want to buy so that the house will have a title document. It is important and essential.
